Preparing Your Home For Sale
You are starting to realize that your current home is no longer the perfect dwelling place for you and your family
. Given your requirements and your needs and considering the conditions, you have found the perfect place to serve as your home at least for the time being and for the next few years. Along with the decision to move out is the decision to find your home its next, rightful owner. How would you be able to do that? Easy. Take it out for sale.
It is a different thing altogether when you talk about selling your home with a good value and at a highly competitive rate. In this case, you will need home staging. Preparing you home for sale is almost always equivalent to home staging. It is how the experts in the field do it. Here is a guideline on how you can do it, with 'it' we mean home staging, on your own:
* Clean up. Washing away the mildew, the stains, the dirt all over is similar to washing away all those years that the house has been dwelled upon. Since you want to offer your prospective homebuyers a fresh new start in your home, you will need to make it look and smell and feel fresh.
* Conquer the clutter. Through all those years that you have stayed in the house, there is very little chance that you have not acquired a bunch of clutter. When you are preparing your home for sale, it is time that you get rid of the clutter as well. Put away things that are no longer useful. They only eat up space but do not have any bearing on your home's worth.
* Take out your personal items. Picture frames with your own photos, religious symbols, cultural items, and certificates might turn off your prospective buyer thinking that you have not moved on from owning the house. Downplay your personality among the items that will be left behind to make it easier for your prospective buyer to adopt the house as his own.
* Organize. Put in order all those things that are left after you have cleaned up and de-cluttered. Look at your house as no longer yours but as a product waiting for a buyer. Put items in their rightful places, following a simplistic, minimalistic design. This way, it would be easier for anyone to associate himself with your house and have interest in acquiring it.
* Make perfect use of lighting. Proper lighting can make your space appear bigger and more appealing to prospective buyers. Let in natural light to make it appear airy and spacious. Dark spaces that look tight are far from making a good impression. You must do away with those.
* Use muted colors rather than bold ones. Muted tones are appealing to bigger crowd so if you are looking at sparking an interest among a good number of prospective homebuyers, you must go for greens and browns and yellows rather than oranges and purples and reds.
