Project Programming In Renovation And Construction
Project Programming is the pre-construction planning phase of any construction or renovation project
. Most construction companies use a combination of computer programs, various price quotes, their own extensive expertise and a step by step plan to establish what needs to be done, estimate the time each phase will take and how much construction will cost.
Project programming begins with estimating the needs a building is expected to fulfill, as well as anticipating any expansion a building might need. For example, with a large commercial building, this might mean anticipating the need for more offices in the future. For a home, the same principles might be applied to a growing family, perhaps requiring another bedroom, a larger dining room or more cabinets in the kitchen. Needs assessment, growth projection and planning space for both current and future needs are just a few of the initial tasks of project programming.
The next phase includes property assessment. If applicable to the situation, contractors may evaluate your building site to determine if indeed this is the best location for the building. They will consider location, projected growth in the area, traffic, current and future highway construction and many other factors which may impact the future value of the property. This is called strategic real estate analysis and site selection.
Then they will assess and evaluate the property further to determine how to best utilize the lot or in the case of renovation, the state of the current building. They will continue to consider whether this project is feasible at the current location or if other property should be sought. They will advise the client of any relevant findings. If the lot and/or building prove to be appropriate for the project, they will consider nearby buildings and how to best present the new construction in light of existing buildings.
In the case of new construction, architects will design a building based on the needs and tastes of the client, but taking into consideration all the data that has been gathered by the team so far. Then, after client approval and any adjustments that need to be made, an action plan can be made for the various steps of construction, including preparation for potential delays and other steps to ensure a reasonable completion date. Additionally, the projected cost of the project will be determined.
Only after all these steps are taken will construction begin. Planning is vital to any project and, in essence, project programming for construction and renovation is an important and complex form of planning. Good project programming can save time and money, prevent accidents and, most of all, ensure that the needs of the client are met when the structure is complete.
