The income tax laws allow tax benefits on a second house as well if the property is purchased through a home loan. The principal repayment up to Rs 1 lakh per annum qualifies for tax rebate. The entire interest payment can be deducted from the taxable income.
However, it is important to note that the investor will have to account for the rental income (actual or notional) in his earnings as addition al income after deducting maintenance charges and municipal tax.

Those looking at purchasing a property as an investment should keep in mind that the location of the property, size, and type of property are some of the key factors that decide the actual appreciation over a long term. Hence, due important should be given to these factors.
An investment in a property may not be very easy to liquidate like other investment instructions. Therefore, those looking at a long-term investment (five years or more) should invest in a property.
