Even though it may seem like there is a lot of supply, as well as a lot of demand, the demand will remain there. People want to be in warmer climates, for the most part. Retirees are always looking to live where the air is more dry, and the living is seemingly easier. But most people today also do not have a lot of money to throw around.

Look out for bargains, but be skeptical about them. If there are lots of back taxes owed, you will be the one to pay them. The buyer of foreclosed properties, and other distressed properties, agrees to pay for them upfront. It is in the contract, and be sure to read the fine print. Due diligence is a big part of purchasing land. Even if you are working with a real estate agent, he is not being paid to do that due diligence for you. In fact, he is not being paid for anything at all. He will simply collect his commission when he assists with the contracts and the sale of the property.

And beware of land that looks too good to be true. It may have no sewer or water nearby. You may think that a septic tank can be put on the land. But you need to investigate this, as well, before you make your purchase. In other words, you do not want any unpleasant surprises after your buy the land.


Electricity may also be a problem. If there is no power anywhere near the property, it can become extremely expensive to bring power to your home lot.

Owning land is a great American tradition. You own a piece of real estate that is yours until you decide you want to sell it. You can build on it, keep it for your grand kids, live on it in a mobile home, if the zoning is correct, or just visit it on holidays. It will just feel good to have it and to have the option to do something with it in the future.

It is also an asset that you may be able to use for leverage. You may take it along using it as an asset. But be aware that some banks do not lend against unimproved land.
