You probably remember when you originally purchased your home that it was a somewhat lengthy process

. Making the decision to buy a home and following up with an offer to buy is the beginning of the process, but it can take a month or even six weeks to close a sale, depending on a variety of factors. When you get ready to sell your home you'll want to think back to your experience as a buyer so that you can have patience with the process on behalf of your own buyers in their closing process.

If you are using the services of a real estate agent to sell your home it will be easy. By that I mean you will not be the one responsible for making sure the purchase agreement moves through the legal process, and you won't be in charge of helping the buyers find a home inspector or a lender. The selling agent will take care of those things. However, you will have one important responsibility, and that will be providing clear title for your buyer. Once again, if you have listed your home with an agent then he or she will undoubtedly be making sure that the title work is done on your property.

But if you sell your home yourself it becomes very important that you take your purchase agreement to an attorney or a title company to initiate the work needed to guarantee clear title. There can be no closing without clear title to a property, so remember that is your responsibility as the seller to make sure that your property has no liens or encumbrances that cannot be paid off at closing. This process goes on concurrently with the buyer's property inspection and application for a mortgage loan. And really, once the purchase agreement is delivered where it needs to go all you really have to do is wait. But sometimes that waiting can be the hardest part of the whole experience when selling a home.

These days the mortgage application and approval process can take many weeks, even longer than the typical six-week period that was common in the recent past. So, I always advise people to continue to show their homes and take back-up offers until the original buyers have been approved. Sometimes real estate agents are hesitant to advertise and show properties that have a sale pending, so you may need to take it upon yourself to run classified ads online to get some calls and showings.


When you sell your home these days you will want to be sure to do everything necessary to close your sale, and keep showing your home until you have a qualified buyer approved for a loan.
