3) You should consider the Company reputation with whom you are buying/investing because lot of wrong commitments are happening specially in city where growth factor is very high. So its better not to negotiate more on discounting part but on services.

4) If you have got money in your hand dont go for down payments in residential sector but try to make portfolio of investments in real estate, so that if in case any market say residential or commercial or IT or plots are up, you can exit if you require liquidity.

5) Try to have vision of the place where you will be investing as most of the time we think good for areas which are accessible but lost good Opportunities where we not able to access, so its always better to have look at master plan of that particular area.
