If ever you intend to invest in Indian real estate, you need to be cautious of a few aspects. While investing in Indian real estate, it's important to be aware of with whom are you planning to invest with. Most of the developers in India prefer to develop their projects through investor funds. A large number of developers do not have funds to bring up their projects, even if they have the funds, they do not prefer to use it. The developers do not prefer the route of financial institutions and banks as most of them do not qualify basic requirements.

The financial institutions fund projects which have required approvals and sanctions prior to the development, this is where the developers falter, as the approvals and sanctions from the government and local civic governing body are not there. The banks do liaison with the developers for funding the investors, but subject to approvals obtained by the developer. I have know a lot many NRI's and POI's who have invested in real estate projects back in India, only to realise the development is healed up or did not go as per schedule. Getting refunds is again a back breaking process. It's important to invest with a developer which has a substantial trading and business history

know your real estate broker or the developer's associates, invest through an agent who has a working knowledge of the local neighbourhood, Do not run after the one who offers a larger discount, this may lead to financial losses at the later stage.

Most of the developments taking place, especially in the residential sector have a sample apartment or villa in place to market the projects; it is a truth that the sample apartments or villas are never the same. The developers take cover through the buyer seller agreements which often states that, the changes are subject to the developer's decision and are not negotiable.
