Refinishing Wood Floors
Wood floors are very popular with homeowners but they need to be cleaned and treated carefully
, i.e. using rubber glides under furniture legs. When wood floors aren't maintained properly, re-finishing the floors is necessary to remove the many small nicks, ground in dirt and more. One of my customers knew they were making this trade-off with 2 small boys. When it was time to get their home ready to sell, this punch list included re-finishing the beautiful hardwood floors on the first floor of their home.
Refinishing wood floors is far more complicated than running a vacuum cleaner and just moving your furniture around because it creates an incredible amount of fine dust that gets into everything. It is really hard if you're going to refinish your hardwood floors correctly.
The furniture has been moved, the plastic sheeting put up for protection, the floors have been sanded and now it's time to stain and apply multiple coats of polyurethane to the new floors. Pros have techniques to make sure there aren't any bubbles in the finish and what most do-it-yourself instructions won't explain are the different finishes you can get for your floor, similar to different paint finishes. You need to pick one for both the look you want to achieve as well as durability, as some finishes are harder than others.
In some cases, the floors have to be stained to match the stairs and railings on other floors of the house. You really need to think through whether you really need to stain your floors when installing them for the first time.
When you are standing, there are many imperfections in the floor that are barely noticeable however, when you view the floor in closer detail, the imperfections it becomes very obvious that the floor's finish has been disturbed.
Always buy products and get recommendations from a flooring store as they have the expertise. Ideally this should be the store and / or installer that supplied the flooring as they are most knowledgeable about the product or products in your home.
The Steps to Refinishing Wood Floors:
Step 1: Move the furniture.
Step 2: Wrap fixtures, walls/doors and open doorways with plastic to avoid wood dust.
Step 3: Skilled sanding to remove enough, but not too much of the wood.
Step 4: Now it's time to apply multiple coats of polyurethane to the floors, and some floors require staining first.
Step 5: Cleaning up and putting furniture back.
