When thinking of remodeling your home, it's important to think about the project you plan

, and how they will affect the value of your home. Many projects will actually increase the value of your home, while some just make your home more comfortable for you.

The kitchen is the first room to consider remodeling if you are looking to add value to your home. If your kitchen is outdated, giving the room a facelift can make a world of difference. First, focus on the basics of the kitchen. Replacing outdated appliances is a great place to start and add value. Another place is replacing or refinishing old cabinets. Changing out old Formica counter tops with granite can be another place to boost value. Keep your eyes and ears open for sales on cabinets, granite and other essentials for the kitchen to help save money.

Updating bathrooms, especially the master bath is another great place to add value, and can cost less than a kitchen remodel. Think about changing out the bathtub, toilet, installing a second sink or putting in tile flooring. These changes can be fairly simple, but add a great deal of value to a home.

Another project that will add value is either adding an additional bathroom, or adding square footage. Additional bathrooms can be added in the existing square footage and will not only add comfort for your family, but value to your home as well. It can also be a good idea, if you have the outdoor space, to add additional bedrooms or a bathroom and increase the square footage of the home.


Remember while you are remodeling to think of your home's curb appeal. A potential buyer decides if they want to even consider a home, just by looking at the outside. Painting your front door, recoating your driveway or even simple things like trimming the bushing and washing the windows can help add value to your home. Encourage your neighbors to spruce up the exteriors of their homes as well. As the whole neighborhood looks nicer, home values will often go up for everyone.

It is important to not over do it when you are remodeling. Try to avoid splurging on pricey items and you'll be sure to receive a bigger bang for your buck. This report compares costs of popular renovations around the country and the return for each and will help you determine how much to spend to receive the most value.
