Road Connectivity Fuels Demand
The emergence of Whitefield as a viable economic model was largely due to the Marathahalli
bridge and the effortless way in which it connected the city to the suburbs beyond. This opened up a host of residential facilities, along with well designed office spaces.
The Old Airport Road, which has been a thriving hub for commercial development, led to the expansion of these developments beyond HAL. This made the region investor friendly for companies, whose employees needed to function out of large campuses.
The KIADB Road, the Whitefield Main Road and the Marathahalli Bridge have been the main connectivity projects responsible for bringing in growth in this region.
IT led commercial development has led to a series of residential and retail developments that initiated infrastructure growth in Whitefield , says Naveen Nandwani, Director South India, Cushman & Wakefield, Whitefield is self-sufficient with good social infrastructure, civic amentities, connectivity and transportation with in the area. Whitefield is well-connected to the rest of the city via, the four-lane Whitefield road, four-lane Vathur Road, ITPL Road and Old Madras Road, he says.
Industrial growth
The national Highway Authority of India (NHAI) is on the fast track of construction of the high way upto Hoskote and to Mulbagal beyond. The Karnataka Industrial Areas Development Board (KIADB) has developed industrial land for projects in Malur IV phase and Narsapura. This significant connectivity projects has resulted in the expansion of the Whitefield zone up to kolar.
Residential catchments too have now panned out till kolar and Hoskote Road is emerging as a potential residential hub, with demand from the IT sector.

Connectivity
The extension of the Metro Rail line from Byapppanahalli to whitefield with stations in kundalahalli, ITPL and Kadugodi Industrial Area in between will definitely drive demand. Also, an eight-lane Peripheral Ring Road connectivity Tumkur Road, Hessargatta Road, DB Pura Road, Bellary Road, Hennur Road, Old Madras Road, Whitefield Road, Anekal Road, Sarjapur Road, and Hosur Road is proposed. Clearly, the government has been following the real estate maaarket signs and taking up the infrastructure initiatives rather than the other way round, says Naveen. Whitefield railway station, located on the Bangalore- Chennai route, is in the kadugodi area. The station is slated to become a junction with a new whitefield-kolar line being laid. The Container Corporation of India (CONCOR) has a large in-land container depot located just off Whitefield Road. This may further augment connectivity in the region, he adds.
