Seeing A Home The Way A Potential Buyer May See It
Although I have had a lot of houses for sale over the years
, I try to see each one as a unique property because that's what helps me sell it. Wherever my home is located, I look at it from the buyer's perspective, not from my own perspective, but as much as possible as potential buyers see it. That's the key to my success, being able to see my home as other people see it and describe it in a way that works for them.
So, you may wonder how that change of perspective actually helps me when I try to sell a home, right? Let me explain Seeing a home with the fresh eyes of a new buyer means I can remember why I bought it in the first place. That might seem strange, but I buy certain houses because they have features I like, and that I think other people will like as well. After remodeling the house or leasing it for a while, when I decide to sell it I have to see it that way again. I walk through the house and I get enthused about the house all over again, sometimes I walk through it while I'm talking to buyers on my cell phone and they can feel my enthusiasm, too. I talk about the features that make the house unique and I talk about the improvements I've made since I've owned the house. My enthusiasm seems to be contagious, because by the time the buyers come over to see the house, they already feel like they know the place! They feel right at home.
Another way I get prospective buyers involved when I sell my house is by asking them for suggestions. I take them from room to room and ask what they would do to the house to make it their own, how they would remodel or change the decorating scheme. Getting them involved and looking at the house from the perspective of an owner is like the flip-side of what I do to think like a buyer, and it draws attention to the house and all its various possibilities.
When they start talking about where the couch would look best and where the grandfather clock might fit, well, that's a good sign for me. I get quiet and might even take a walk outside, leaving them inside to discuss the house. Eventually they make their way outdoors to find me and then we start talking about the landscaping and how it could be improved. It seems as though no two people see a house the same way, and I've learned a lot from listening to buyers talk about improvements they would make. Like I said, it's a good sign when buyers start talking that way when I sell a house.
