When you own your own business, sometimes it's not feasible to stay in the building

you are currently in, especially if you need to expand or if you are planning on expansion in the future. First, you have to consider the cost of the building and rising costs of concrete and steel. Then you need to consider a building size which will not only meet your current business needs, but can grow with you in the future. Then you have to find a general contractor who can handle your size job. How would you go about hiring a general contractor for a project on this scale?

Good contractors will collaborate with you from the very beginning of the project. The planning phase is your opportunity to explain your vision to the contractor and help him understand why you've included certain details in the plan. Your contractor should be able to describe less costly alternatives to your selections that will produce the same effect. If this is not happening, you can be sure that you're missing out on some great savings.

Generally, when you are building your own building, you can expect it to represent approximately 10 percent of your annual operating costs. This percentage comes from the expected life of the building and your proposed annual sales. That is why it is imperative that you not try to cut corners by using cheaper materials since you don't want your building maintenance and upkeep to push over that 10 percent threshold. And if you express your concerns with your general contractor they will be able to help you meet your building goals.

Just as you would shop for a car or a house, you will want to shop contractors. Meet with a number of companies to find the contractor who is going to do the job with your best interest in mind. Research the companies you like and visit the website. A good company will have referrals, testimonials and a project portfolio for you to examine. Better Business Bureau and trade association affiliations are fine, but they are mere show compared to real life results and a satisfied customer base.
