Signs That You Need to Replace Your Roof

You should periodically inspect your roof to look for signs of trouble

. If you only have damage in one area, or if only a few shingles are in need of repair, you probably don't need the whole roof replaced. If there are signs of trouble all over the roof, you should have a professional remodeling contractor look at it and see if it needs replacing. Here are some signs you might need a new roof:

1. Most standard roofs last 12-20 years. If your roof is in bad repair and within that range, you might need a new one. However, if it's younger than that, you might be able to do localized repairs.

2. Water leaks into the attic or the rooms under the attic. This is a sign of water getting under the shingles, or missing and broken shingles, or damaged flashing around chimneys and vents. If the problem is in one or two areas, repair is a possibility, but problems all over the roof probably necessitate replacement. Don't ignore any leaks; small ones can cause big problems quickly.

3. A damaged or worn roof can cause big changes in heating or cooling bills.

4. Watch when the walls near the roof show extensive peeling paint, water marks, or other signs of water damage.

5. Large numbers of curled, cracked, broken, or missing shingles is a potential problem.

6. Beware of mold growing on your roof.

7. If you live in an area with tough weather conditions, especially a lot of rain, or ice and snow, you may need to replace your roof more frequently. Many 100 degree days can shorten the life of any asphalt roof to fewer than 10 years. Bad hail is particularly damaging and just one extreme storm can be the impetus for a new roof.

8. If you're selling your house, a new roof is a plus for many buyers.

9. If you have asphalt shingles, look if you can see black asphalt base beneath the pebbles. If you can, you should start thinking about replacement.

10. When more than one roofer or remodeling contractor inspects a roof and recommends it needs replacing right away, heed their advice.
