Because I'm an investor making my living by buying and selling homes

, and a few condominiums, I know how to do one thing very well. I know how to sell my home quickly even in the present real estate market. These days there are record numbers of homes on the market and it makes me grateful that I've specialized in single-family homes over the years, because it really gives me an advantage in the present market. There are still more buyers for homes than for any other type of property, even now.

Over the years people have asked me for ideas about selling a house quickly because they usually fail to plan ahead and suddenly find themselves unable to get their home listed, sold and closed before having to relocate. Start dates for new jobs and new schools dictate when people have to move, so when the time frame is short many homeowners find they have to sell in a hurry. Of course other people simply need cash or they need to lower their monthly expenses, but not everybody.

1. Compute the lowest amount I need from the house to get my profit and move on;


2. Estimate the cost of critical repairs, such as broken pipes or missing fixtures;

3. Calculate my closing costs depending on whether I will use a broker or not;

4. Call other investors and let them know about my house for sale, stating a price before repairs and a higher price with repairs completed.
