First Step The first step is the initial contact. The process of screening is going to start as soon as you have contact with the tenant. Usually, the initial contact starts by phone, so what you have to do is, you must know the right questions before you go to the next step. Tell your customers your upfront payment of rent and requirements of security deposit and all of your concerns that you want to be in your agreement. It'll be easier if you make a list of questions before you talk to the tenant. By doing that, you'll be more accurate on things that you want him/her to know. Second Step The second step is more focused on impressions. First is, try to look on the potential tenant's appearance, try to see if he/she has made an attempt to make a good impression. This'll help you see whether your potential tenant is also neat in their homes, but not really applicable to all people, it's just that, this may also help. Next is know if he/she have a vehicle, and if he/she does, try to see if their vehicle is clean. Then observe his/her attitude. It is important that they are respectful because it shows that they aren't hard to deal with. Then lastly, see if he/she make a decision now in having the rent and if he/she is ready to fill out the application. Third Step The third step is the process in application. Quality rental application is what you need. Tell them if they are considered along with the others, and tell them that you'll contact them once you've decided. You must do a run on his/her credit report. Tell them to fill out the application form and return it to you as soon as possible. Forth Step The forth step is the approval time. This is when you congratulate the applicant because they're being approved of their application. Tell him/her what you did in screening them, and tell them that you've investigated on their minor credit details and some other stuff. This is also the time when you set a date and time on your contract signing or lease signing. Fifth Step The fifth and the last step is lease signing. First for this step is, you have to have one of the most important thing such as quality residential lease.
