If you are in real estate right now, no doubt you have buyers that have been sitting on the fence forever. At times you have come across the best deals - deals that they won't be able to match even in the next 5 years! But your buyers are still afraid to take action. I get this question all the time from my clients and those who attend our online tele-seminars:

"How can I persuade and influence people to take action and to do business with me?"

I hate to break it to you but you cannot influence people to do anything they don't want to do. However, there are tools that can help you influence your prospective customer to take action in an effective and easy way. And this "super ninja" technique can be used in all your marketing efforts.


Even in a down market, there will be some people that need your services. After all, life goes on no matter what the economy is doing. And if you use this strategy properly, you increase the chances of those prospects finding YOU vs. your competition.

What is that strategy? Social Proof!

What is social proof? It is the equivalent of a customer testimonial - a 3rd party telling your ideal prospect what makes you the professional and why they should work with you. This works SO MUCH BETTER than you telling everyone how great you are. Nothing new or revolutionary in that - but it works particularly well on-line. In fact, in social media, it's the only thing that DOES work! Trying to sell in social media is a sure-fire way to fail.

What makes social proof work so well?

In Malcolm Gladwell's book Blink, he talks about how we make "snap judgments" based on the little information that is available. He refers to this as "thin slicing". When your customer connects with you, either on your website or in your social media conversations, they most likely will "thin slice" you. If you talk about yourself and how good you are - guess what? Their gut reaction will be negative and they won't trust you. After all, who says, "Trust me." Someone who cannot be trusted, right?

Have you ever been to a "free" seminar where you know darn well that the intention is to "up-sell" you to their "premier program" - at a cost of thousands of dollars? You attend the seminar for the valuable information you can gain. You make a firm commitment to yourself to leave without buying anything. And yet, you end up buying anyway. This is an example of a phenomenon that Robert Cialdini describes in his classic book Influence. He states that when one of the triggers of influence is pulled, we respond mindlessly - almost against our will!! - and just go along.

What forms of social proof work best in the real estate industry?

There are lots of ways to provide social proof. Here are some of suggestions to jog your thinking.

Testimonials (video testimonials work the best).

Pictures - usually "before and after" with pictures of wherethe client lived before and after they purchased a home from you.

Numbers of people on your RSS feed or newsletters - which provide subtle clues as to how many people read or see your message every month.

Endorsements from well-known people (celebrities, industry authorities).

Numbers of users/members on your website.

Numbers of people you've helped (number of deals done, etc...).

Comments on your blog posts.

Numbers of people that sign up to your YouTube channel.

What you need to do now!

Do a complete run-through of your website and make sure you have social proofs constantly featured throughout your site. Put up a media page and display the number of users/readers/subscribers you have in a prominent position. Add logos of popular media your company has been featured in (in the header is a great spot if it looks good). This should not take you more than 15 minutes.

Here's a "super ninja" secret: find the most successful blog or website you can - preferably a competitor that appears on the first page of Google. Identify all the social proof elements they are using and replicate them!
