I have bought and sold homes for years, so I can honestly say that what we're seeing in this over-crowded marketplace today is not unprecedented

Now, I don't mean sticking a For Sale By Owner sign in the yard along with your broker's sign. That would not be appropriate. But there is another sign you can use specifically to market your home yourself. And that is an Open House sign. Yes, that is something you can do very effectively to find your buyer.

The keys to success in an over-crowded marketplace are pretty basic, and they are:

1. Write attractive classified ads


2. Hold open houses yourself.

Both of these things can happen very fast when you set your mind to accomplish them, and both are free. You can't get much faster and easier than that!

Placing free classified ads on craigslist.com and ebayclassifieds.com is the most important thing you can do when you're selling your home, and real estate brokers rarely do either one. They have the multiple listing service and for the most part brokers believe that is plenty of exposure. So many people are looking online now, and a large percentage would rather deal with the homeowner than with an agent, so that's why it's important that you post the classified ads yourself. It's even more important than the newspaper and shopper ads, although the latter become very important when you're advertising your open houses.


And you'll want to make sure that you write long ads with plenty of details, such as, "built-in closet organizing system in the master bedroom." People love to read as much detail as possible in your ads, and that is what will get the attention, get the phone calls and get visitors at your open houses.

Since I have had a lot of experience, I can tell you that finding a buyer when you're selling your home may be easier for you than it is for anyone else. I'm talking about the idea of For Sale By Owner, which means you run ads yourself, show your home yourself, and hold open houses as well. If this all sounds like too much work, remember that real estate agents get paid for doing this work, and selling your home yourself is one way to keep your money instead of paying a commission. Although you will undoubtedly need some professional assistance to close your sale, such as an attorney or a title company, you have all the skills you need to actually locate a buyer yourself.

If you want to go ahead and spend a little cash to provide refreshments for the guests at your open house you could do that, too. Refreshments always make it seem more like a party, and people love parties. Remember, it may not be the people who reply to your ads or who actually attend your open house, it may be a friend or a relative they tell about your home who turns out to be your buyer.
