The environment is rapidly changing from both a business and residential perspective and the need to implement sustainable practices into our lives needs to be a vital consideration for our future.

Government agencies are encouraging and promoting an energy efficiency and sustainability focus for us all, to reduce resource use and greenhouse gas emissions, save money, and to promote renewable energies.

The introduction of the BASIX (the Building Sustainability Index) is one of the most robust sustainable planning measures in Australia, delivering equitable and effective water and greenhouse gas reductions across NSW.

Due to NSW hike in energy usage coupled with water shortages, energy and water reduction targets have been set for new homes and apartments in particular swimming pools or outdoor spas. Ranges have been set from 40% - 0% taking into account the variance in NSW climate.

The average energy saving target across the state currently stands 40% which rose from 25% in July 2006 with Building Applications in NSW having to meet the BASIX standard in using less potable water and fewer greenhouse gas emissions.

Key factors of the BASIX include:

90% of new residential development will be covered by the 40% water target.

No new home built in NSW will use more water than the current state average.

The areas covered by the 40% target represent 98% of the states population growth.

Independent research shows that owners of new homes which comply with BASIX can slash household water and power bills by up to $600 a year on average.

The BASIX Certificate

The BASIX is a web-based program that calculates the buildings water scores based on a range of data, including size, location, design features and fixtures and once the necessary commitments have been met, a BASIX Certificate is generated, listing the schedule of commitments of your Development Application, and together they are submitted to the local Council for approval.

All the commitments listed on the BASIX Certificate must be indicated on the architectural and building plans and must be followed during the construction operation.

Any changes to the building specifications like geometry, size, orientation or material will require a revised BASIX Certificate to be issued to the council to reflect those changes.

The revised certificate will need to address the Development Application lodgment date and number with the original council. Once issued to the council a BASIX certificate can only by revised and cannot be replaced or revoked by the applicant but before lodgment, a certificate can be replaced as many times as necessary.
