Remodeling an older home presents special challenges

In most cases the charm of the older home is preserved, but some remodeling projects hold great surprises inside.

The goal in the remodeling project will direct the list of priorities. Actually writing down what needs to be accomplished and putting it on paper is the first step to making it real. A clear idea of what needs to be done will help the homeowner stay on track during the remodel.

Some people want to maintain the charm and uniqueness of an older home; they just want to make it a little more livable. Others want to change the inside to hold all the modern conveniences and are willing to "gut" the house to do it. Most renovations are somewhere in the middle. Often the main goal is just to make the house easier to maintain.

Projects can range from a few small things a homeowner can complete in a few weekends to major renovations that require hiring a contractor and securing permits. Anything that involves plumbing, electricity, or moving walls should be done by a professional. Each city and county will have its own set of regulations for what requires a permit and what does not.

Even without moving walls, small rooms can be made more efficient through an organization plan that better uses the space. Kitchens can be updated with new appliances, new cabinets and new countertops. The new appliances will not only look better, they will also work better and be more efficient. Closet and cabinet organizers can make better use of space as well.

People want to stay in their homes as long as possible and many homes are now being fitted so that the homeowner can age in place. Flooring can be changed to wood, wood laminate or one of the new vinyl flooring options. These options are easy to clean and are wheelchair or walker friendly. Inside door hardware can be changed to the lever type to make them easier to open.

When dealing with a budget, things that will look better and do a better job should take priority. If doors and windows are in good shape, just changing the door and window hardware will update the look of the whole front door. The new locks will also be more secure. New window hardware will be easier to use if you have to get out in an emergency.

The internet and magazines offer ideas for decorating and are fun to check out. After spending the time and money it takes to do the remodeling, some feel good changes are in order. A little paint, a change in door and window hardware, a change in cabinet hardware and some new window treatments can be the finishing touches. If the time isn't right for remodeling, some of those relatively inexpensive changes can make a big impact in the feel of a home all by themselves.
