The Complicated World Of Leases
Finding a house to rent is not an easy task, in any city now rents are high and being
able to afford a decent apartment is increasingly difficult, given also the low wages of this period.
One of the biggest problems that young people face in this period is to find an apartment at a reasonable price with a average salary. But the task becomes increasingly difficult. With the crisis many people are now unemployed or redundancy, a lot of young graduates face even more difficult with finding a work. In this context being able to afford to pay rent is not a trivial matter. Between rent and utility bills on average go away two-thirds of wages for those who have it, and who every three months have to seek a new job is really in precarious conditions.
Houses for rent, or in many cities, like Rome, Milan, Turin, Venice, have reached astronomical prices. According to a research by Sunia, it would be of 1,030 euros the average monthly expenditure disbursed for the lease of an apartment of 80 square meters in the city. The sample the survey refers to is of 5,000 lease deals published in the first half of 2009. What is most surprising and cause for concern is that the average monthly income received by Italian citizens is around 1000-1100 euro. How can you then have to pay a full salary just to pay the rent? Expenditure for the rental is becoming heavier in the pockets of Italians.
According to the Consumer Association, the law 431 also provides for the updating and adjustment of rent in relation to the Istat index (the Italian National Institute of Statistics), something that rarely occurs especially in case of declines. In July, for example, there was a reduction of 0.1% of the index of consumer prices. This should lead by logical and, as argued by law, to the reduction of rent to the extent indicated by Istat. This is one of the main reasons why even in a moment of so dramatic crisis, the rents have not undergone substantial reductions.
However, the demand for rentals is increasing by as much as 29%, and to satisfy this demand every day new portals and services are created. As the demand, also the offering is very different and tries to meet the needs of potential tenants. The main way to search a house is in fact the internet, where you can watch hundreds of offers and then select only the most interesting places to visit without having to walk for hours in vain for the city. The ability to be able to see the photos of the building in advance, being able to locate them on the map and know exactly the characteristics, such as garages or heating is very important. These services make it much more convenient and fast select the apartments that we prefer.
At least this allow us to avoid even just to go see apartments we already know we are not able to afford, or maybe with a bunk bed when we look for a king size bed, or even a living room without even an armchair.
