. With costs going up, homeowners more and more try to do things on their own, and maintenance is one of these things. Few realize that the garage door is the biggest, heaviest piece of home machinery, and it entails some caution.

Misfortune has been known to follow playing with springs, children tinkering with remote control devices, and aging garage doors. The canons of garage door maintenance are but a couple. Never adjust or replace springs and, if your garage needs repairs, don't put them off.

There are two types of springs used on doors. The spring that stretch upon closing the door to act as a cushion and tightens upon opening to lighten the load is called an extension spring. Coiled springs that hold up the mass of the door are called torsion springs.

It is downright dodgy to interfere with springs of any type. It is chancy to attempt to install torsion springs, especially when one does not have prior experience with the special tool needed to mount them. Substituting the special tool leads to disaster.


Something else few homeowners recognize is the danger of tweaking the spring brackets on the garage frame, which are also under pressure. To defer needed repairs is prohibited under the second rule. Successful repairs are more likely if you call in a professional, instead of attempting them yourself.

Both danger and high costs are the fruit of faulty installation. This can be done by measuring the length of time the door takes to reverse when it hits the object. Upon impact, bounce back should occur within two seconds.

Prolonged reversals may be caused by worn tracks or broken springs. The track should not be twisted or movable at the point of attachment to the garage, and all rollers should revolve freely. Grease on the bearings solves wheel problems.

Adequate lubrication is required for rollers, springs, hardware pivot points, and openers. A good coat of paint can protect the door, but this is not encouraged for hardware. The purpose of the hardware is to enable movement, and this is thwarted by paint.

Adults need to make sure that triggering devices for automatic door openers are put somewhere children cannot access them. As with all other things, garage door buttons should be mounted where children cannot reach them. If you follow the above guidelines, your door's lifetime will be longer and safer.
