Just as any housing choice, there are pros and cons to custom built homes. A new home is the most expensive item most people will ever buy. It is also a highly emotional decision, so it pays to do a little research before making a commitment. The biggest advantage of working with a custom home builder is that you can get the color scheme you want, along with all the desired features. Perhaps you yearn for a butler's pantry or a covered patio. For some, a garden bath is a must, while others desire large closets. And as for colors, you might want carpeting or tile in a shade that is not commonly used. Or you might absolutely abhor the color scheme used in an existing home. Whatever features you need to make your new home your own personal castle, a custom home builder can work with you to provide them. Most builders who have been in business even a short while have dealt with virtually every request imaginable. They will know what will be required to include your special touches. For example, they will know that adding a ceiling fan will require additional support mountings in the ceiling. A sink in the utility room will involve pipes and a drain. A custom built home also enables you to make sure that all electrical outlets, cable drops, and phone jacks are where you actually want them. Perhaps you have designated a wall for the entertainment center. It is very frustrating to find while moving that there is no outlet on or near that wall. Certainly, all these things can be added later, but the mess and inconvenience is less if they are built in before sheet-rock and paneling is installed. There are, of course, some disadvantages to custom built homes. The first is the cost. A fully custom home will be more expensive, and even taking a builder's plan and altering it can drive up the price significantly. It will also be longer before you can move in, sometimes up to six months or more. And you may have to furnish what basically amounts to two loans. The first will be for interim financing to cover costs while the home is being constructed. This is usually cleared at closing. The second is your standard mortgage. This means more paperwork and more waiting for approvals. Another potential disadvantage to a custom home can arise if you need to sell it. The very options that made the house ideal for you can be negatives to other buyers. Color schemes that are too unusual, extremely over-sized rooms or too many built-ins can all impact how quickly a home sells. Ornately designed pools that require extra maintenance can also drive down a home's price. Those who are buying a home for retirement and who have no plans to move can allow themselves a little more leeway. Since resell value may not need to be a prime consideration, more customization is acceptable than in a starter home. Couples who are likely to be transferred for career reasons, on the other hand, should make sure that their choices will be acceptable to most. In summary, there are pros and cons to custom built homes. But if the goal is to get exactly what you want in a home, it is the best way to go.
