. But you don't have to fork out on expensive developments to do this. There are ways in which you can improve your house without breaking the bank.

You could do some decorating such as repainting the rooms to make them look more up to date, and this can increase your property price as buyers would be more attracted to the property. Remember to give a fresh coat of paint to anything painted included all wooden window and door frames, doors and walls. This can make a big impression on a potential buyer.

A great way to update the look and feel of the property is to use paint. Ensure that you use colours that will be appealing to the majority of people who view your home, such as creams, browns and whites. Don't use bold colours as this may just put people off.

There is no harm in adding a little splash of colour here and there, but make sure that it is done tastefully and try feature walls rather than entire rooms in colours likes reds, greens and blues. Make sure that all of the colours complement one another too in order to avoid decor disasters.

Consider how the rooms are laid out to get maximum effect. Cluttered rooms appear not so big and so you should remove as much furniture as possible. If you have children, make sure all toys are tidied away. The same goes for any unused items as they can make the place look messy.

The cost of a new bathroom suite or new kitchen units can be a little too much for many, so instead just make sure that these rooms are kept clean. Don't leave any washing up or toiletries lying around. Instead go for the 'minimalistic' look and tidy everything away.

New taps on the bath and sink can really help to make the bathroom looking clean and new, as can shiny new flush handles and shower heads. If you have a grubby shower curtain, replace it with a new one or better still, have a plastic or glass screen put in place instead.

You don't have to replace old and tatty doors and windows. If they are painted, give them a new coat. Tighten the screws in the hinges so that they're not falling off, and make sure all of the handles are secure. You could even replace the handles to give the impression that they are newer.

Dark rooms can put buyers off, so make sure that windows are not blocked and any dull rooms have small lights on to keep them looking lighter. A mirror facing a window can also increase the amount of light in a room.

Whatever you do, don't forget about the outside of the house. The front door should be neat, as should windows and garage doors. Remove weeds from the driveway and garden, and make sure that any fencing is painted. Look at it from the outside. If you were the potential buyer, what would you think?
