You've been searching for the perfect home for you and your family for a long time

and you think you have finally found "the one." There are only a few minor things you see that need fixed so why not just forgo the home inspection? It is kind of pricey and you can use that money for your new home. This is what many people think when they are purchasing a home. It can end up having more detrimental consequences than you might think; here are a number of reasons why.

Most people that are buying and even selling homes are not experts on issues such as plumbing, electrical, foundation, gutters, heating and cooling and many other problems that can arise. A licensed home inspector can find what many people cannot. They check the major components of a home and makes sure everything is running as it should. The plumbing could look fine to the naked eye but have a major leak under the floors and foundation. When it's found before you sign on the dotted line and the home is your responsibility the owner will be the one responsible for the cost to fix it. This can be a huge relief off of anyone's shoulders.

The same goes for any other problem that arises with the home inspector report. There can be many minor things that need to be fixed, and that can end up costing you more than just the purchase price of the home. If gutters are not properly attached to the home or face the foundation, this can mean major problems later on. Water constantly draining into a foundation can weaken it and make it crack. Water damage is very expensive to repair.

When the inspector you hire finds something that he deems needs fixed, you have two options. If it is a major fix, such as electrical, you can show them the report and ask that it be fixed before you purchase the home. They can either choose to fix it or tell you that it should be your responsibility. At this point it's your choice as to if you want to fix it so you can keep the house or just walk away. The other option is similar, if you think you can handle the costs of the repairs then you can just fix them yourself. Anyone that is purchasing a home should get a licensed inspector to protect themselves from major expenses before they even move in.
