Water
Water is the greatest nemesis of hardwood floors. When it soaks in to the surface, it can cause stains and warping. It should not be used to wash hardwood flooring. Water or cleaning products mixed with water will cause the finish to dull and will likely result in permanent damage. Spills and drips happen from time to time in any home. Any puddles of water or liquid should be cleaned up immediately. Terrycloth and sponges are thirsty fabrics and absorb well. Areas prone to regular splashing, such as the flooring beside a bathtub or basement sink, should be protected with an area rug made of breathable materials. Anti-skid backing strips will help to prevent moisture being trapped when the rug gets wet as well as reduce incidence of slips and falls.
Cleaning

Some suggest certain brands of wax, while others may warn of products that may damage the flooring. Lighter and darker wood shades should be waxed with products designed for these hues when possible. The luster will look more appealing. In between wax applications, buffing will help restore the shine. The heavier the machinery, the deeper and brighter the reflection achieved. Use buffers with fiber bristle brushes to prevent scratches.
Neglect
When floors have been neglected for years, they may be reconditioned with specially designed products. Worn areas from high traffic can be revitalized with a hardwood toning agent. They can then be waxed and put on a regular maintenance routine. For waxy build-up, use a wax stripper or mineral spirits. Once the wood has dried out completely, apply a fresh coat of wax and maintain the surface regularly with a dry mop, broom or vacuum cleaner.
