Think About A Timeline When Selling Your Home
Nobody can say whether you should list with a real estate agent or think about selling your home on your own
. That is a really important decision that only you can make. When you own your home with another owner, either your spouse or your children or a partner, then everybody has a say in the decision as well. That can really make things interesting! I always tell people something like this, "if you're thinking of selling your home on your own, make sure you've done your homework in advance. Know what you are getting into and be prepared." The funny thing is, if a seller has never sold a home before, either by owner or with an agent, he or she has very little idea what I'm talking about when I say that. Time and experience have been the best teachers for me, and I guess that's how it works for most people, too.
There's more to selling your house on your own than meets the eye. If you've ever taken a tour of a home that was being shown "for sale by owner" then you probably just walked through it briefly and perhaps chatted with the owner a little bit and went on your way. Is that right? You didn't see all the effort that went into preparing the home for showing, obtaining the proper legal documents for signature in the event of an offer, or all the marketing efforts made in advance. Those are the parts of the job (and it most definitely is a job) that are not as obvious when you see other homeowners proceeding on their own. It gets a lot more complicated when you undertake the process yourself instead of using an agent or realtor in the process.
Actually, it can pretty much become another part-time job because there will be activities you need to accomplish each day, and that means you're following a timeline that you've set up at the beginning of your sales process. Following your timeline can truly be one of the best ways to stay on track when you're selling your home on your own. You can easily find this kind of information in library books, meaning suggested timelines to follow before and during your marketing efforts. The timeline for the closing process on your home can be much more elusive. That's something you'll have to discuss with your attorney or your title company.
