Ceramic tiles in the kitchen and bathroom can affect home value
. Condition is the biggest issue when it comes to tiles, though for some buyers it will be aesthetics. Modern bathrooms with lighter, neutrally colored ceramic tiles are in vogue though retro bathrooms with more intense hues of pink and green are making a comeback. These intense colors however, can be polarizing so homebuyers will either love them or hate them. The same is true for glass tiles or ceramic tiles in the kitchen and other areas in the home.
The biggest factor in determining how tiles will affect your home value is condition. Unless the buyer is planning on gutting the home, then having tiles in bad condition is going to negatively impact value. Broken or missing pieces in tile flooring affect value and are also just plain ugly. People may like the home but choose not to buy because of tile related eye sores. If the ceramic tiles are in mediocre condition you should opt to refurbish them before showing the home to buyers. If they are in really bad shape you may want your home listing to explicitly say that any buyers will need to shoulder the cost of getting new ceramic tile flooring. This may put off some but others will like the idea of having some space to customize the flooring or other aspects of the home.
The same could be said for any flooring or tile work in your bathroom. If the bathroom dates from the 50s, 60s or 70s make sure to write in your listing that the bathroom is retro chic. Some people will want to refurbish the bathroom but the retro style is big now and lots of people will find it charming. Again if condition is an issue you will need to explain in your listing that the retro chic bathroom needs bit of restoration. Even if it is from the 30s or 40s you can find almost identical tiles so the bathroom can be built anew without having to be changed much at all.
Ceramic tiles or porcelain tiles around the rest of the house are a bit more subjective. They blend more seamlessly into your home's overall style. Whether a buy a likes them or not is subject to their taste so here the main factor will again be condition. Just remember that what one buyer will loathe another will love so stay optimistic and make sure whatever tiles you do have look their best.
