When lenders advertise their loans, they use annual precentage reates, or aprs. The apr is supposed to help you compare loans on equal terms by combining the fees and points with a year of interest charges to give you a loan's true annual cost. Every lender's apr policies differ. Some include their application fees in the apr, some don't. So a couple of loans from different banks may have different aprs even though they have the same rates and points.

As far as being prequalified for a loan really doesn't mean that much. Lenders will tell you that prequalified borrowers practically have their mortgage in the bag. Sometimes they will pre approve you based on what you have written or verbally stated with no verification. When it comes to actually getting a mortgage, this pre-approval means nothing. Lenders are adopting tougher preapproval rules. But get it in writing before you make any plans based on a lender's word. Always ask for a detailed, itemized list of your estimated closing costs when you hand in your loan application. Its required by law. Also refrain from using an internet-only lending office for your mortgage. If you are searching rate information, that is a different story. Some lenders will include all the fees in the interest rate they quote you. Some of these fees include: Points, application fee, appraisal fee, title Insurance, Underwriting, Escrow Fee, and loan processing.

Just keep in mind Mortgage brokers are not banks and don't have the same rules. There are so many stories of bait and switch with people being promised one thing and ending up with another at closing time. You do not have to accept any last minute changes.

Some things to be aware of are; if a loan officer encourages you to borrow more than you need, or if the loan officer tries to get you to agree to payments that you can't afford, or asks you to sign blank forms. These are red flags. Loan officers should always give you mandated disclosures. If a lending office does not respond to your calls, is disorganized and if the loan officer changes the terms of the loan at closing walk away. You should not feel pressured. Dishonest lenders know the further into the process the harder it is to back out, but do not move forward with loan if you feel uncomfortable.


Just remember, honest advice and consistent support through the entire loan process is most important. after all this one of the most important decisions you will make regarding your stability in any economic climate.
