Bathrooms are usually one of those rooms in a house that make or break a deal

. The house can be awesome and you may love everything else about the house, but if the bathroom is a disaster, it can sometimes be enough to kill the deal. People spend a lot of time in their bathrooms and along with the kitchen is a huge selling factor in most people opinions.

What most sellers do not realize about these rooms is that unless they are fully functional you can not live a comfortable lifestyle within your home. These rooms also serve as a separate unit to the rest, and have all the furnishing to make your life more comfortable. The other rooms in your home are most likely basic, four walls, a window, a door and maybe a closet. These rooms people expect to decorate and make them their own. But a bathroom and kitchen need to be just right as it can become very costly to ensure that they are fixed to functioning standards.

Since these rooms are so essential to your home they often cost more money to upgrade or keep functioning. If you do not have a specific budget, or no plan on what you want, the cost for redoing these rooms can be greatly expensive. If you don't pay close attention to what you are spending it is easy to spend as much money on these two rooms as you would to spend on redecorating every other room in your home. Although everyone would love to have an unlimited budget to redo their home, this is often times not the case. So what then? Well, here is some advice on the most important aspect of your bathroom that you will want to focus on.

To start with you will want to look at your shower, toilet, sink and storage. These are the basics for every bathroom that will make it functioning for those living in the home. It is not always necessary to have a storage closet in your bathroom, but if you do not have one you should make sure that one is very nearby, preferably right outside the bathroom door. There are also some items that will make your bathroom more appealing, such as a whirlpool tub, double vanity, waterfall shower head or cool lighting. Although these will make your bathroom more pleasant on the eyes, they are not a necessity and should only be purchased if there is extra money in the bathroom budget that you have set.

The most important thing to be sure of in the bathroom is that everything is working properly. Leaks and moisture are you biggest concerns and as long as all the plumbing and structural concerns are in place, then everything else is just putting together what you like. Anyone can change a sink or faucet or toilet, not everyone can change out a tub or shower.
