Do you prefer a fully furnished and serviced apartment or just a serviced apartment or a non-serviced one? Single tenancy buildings or multi-tenanted flats are also considerations.
2. Economic power the resources available to a prospective tenant determines the type, kind, style and quality of accommodation needs. Consideration must me based on how much one is willing and able to pay as rent. This is more important if the tenant is paying from his or her funds rather that from his employers or sponsors.
3. Location the single most important factor in sourcing for an apartment is location. However, it is not looked at in isolation, the aforementioned factors above, is taken into consideration when deciding on the right place you want to live. Location is influenced by security, accessibility to place of work or business; facilities attached to the apartment (i.e. air-conditioning, water, electricity generating sets, cleaning, gym, swimming pool etc), basic amenities like public water and electricity. These would help to determine cost of repairs and renovation or restructuring to suit one's taste and requirement. Enquire as to who would be responsible for any repairs.
Environmental factors: Take a double check on access road(s) to the apartment, look for signs of flooding, waste water, sewage and drainage system, refuse disposal (closeness to refuse dumpsites), markings for demolition and other signs on the property by government regulatory authorities are important.
Social factors: Take a cursory look and investigate the neighbourhood, security, population density, family size in adjourning flats/apartments and in the compound, nature of job/professions of neighbours, use of the property (whether strictly residential, commercial or of mixed use) e.t.c
Supernatural factors: Sometimes stories and tales are attached to certain houses. Stories of hunted houses. Houses where tenants are visited with misfortunes like loss of job, poverty, death, sicknesses and some forms of misfortunes upon taking up accommodation.
Extra factors: Most tenants do not subscribe to that fact that they have to live in the same compound with their landlords or landladies. A firm information as to the real owner of the house is also essential so as to avoid being caught up in ownership tussles of litigation by claimants. It is equally important to verify vacancy before making payment. If it is presently occupied, talk with the occupier (as well as, with co-tenants); find out if and when he intends to vacate.
