Tips on drying water damaged floors
Restoration professionals are concerned with drying and restoring the property
, after an instance of flooding, or water related disaster. For such a purpose, however, it is required to possess a sound knowledge about the unique properties of concrete and its reaction to flood conditions. The "dew point", which refers to the temperature at which water vapor in the air starts condensing to water, should be taken into consideration here. As cooler air has less ability to hold moisture, cooling of air results in a saturated condition, and consequently, water droplets develop due to condensation. As the concrete is usually at a lower temperature from the rest of the room, moisture condenses on the concrete surface before other surfaces. In case the concrete is not dried properly after any flooding, the moisture remaining in it can cause sever damage to the installed floorings due to the abovementioned phenomenon. Inexperienced restoration professionals may make this mistake while restoring the house.
This premature installation of the floorings without proper drying of the concrete also causes problems when water-based adhesives are applied on a damp concrete floor. These adhesives absorb the evaporating moisture, become soft, and may leak out from the edges when tiles are applied, or appear as blisters or bubbles across the flooring, causing people to complain about defective flooring.
Recently, water-based adhesives are being used more as compared to solvent-based products. Though water-based adhesives perform well under suited conditions, when applied to a substrate with high moisture content, the rate of failure also increases.

Humidity chambers or humidity boxes are manufactured boxes or bubbles of plastic taped to the floor, which traps moisture released from the concrete. The equilibrium humidity is measured using a carefully inserted thermo-hygrometer. A reading below 72% is sufficient for flooring installation. Wood floors should have readings below 70%. Additional drying can be brought about by air movement through removal of boundary layer, or using a dehumidifier if the ambient humidity rises above 50%.
