There are many people this time of year looking up Phoenix roof according to Google trends

. The most likely reason for this is because people are wanting to look for ideas on how to do roof inspections. Now it is best to have a professional look at your roof. This is because it takes weeks and months of training to really know what damage looks like.

I have heard many homeowners say they dont have any damage, only to look at their roof and find a mess. This is because it really does take training to know what is a potential threat to your home and what is just cosmetic damage. The good news is that if you inspect your roof for damage every year, when you find some, your insurance company will take care of it. The Bad news is that if you haven't had your roof inspected in a while and now find storm damage, your insurance company will probably not help you.

There are two main things that the insurance company looks for when inspecting your roof. The first and most obvious damage from a storm is Hail. If your roof has significant hail damage the insurance company will pay to replace the entire roof. However, this is only within a window of opportunity after a storm that insurance will pay.

When you sell your house your roof will be inspected by an outside agency. If they find hail damage at that point, they may make you pay to put a new roof on it before you can sell it. If there hasnt been a recent storm, the insurance company will not help you.


The second main thing an insurance company looks for is wind damage. If a roof has significant wind damage, the insurance will pay to replace the roof. This is because water will start to creep in under shingles not properly sealed and potentially cause worse damage in the house, such as leaks and other issues.

As stated before, it is best to have your roof professionally inspected. Even if you plan on calling your insurance company you should get the second opinion of a third party to make sure you are protected
