The NABERS program has opened up a discussion on extending its traditional five-star rating scale with Australian buildings becoming so much more energy efficient.

A position paper canvassing industry views on extending the NABERS Energy for Offices rating scale to six or seven stars has been released to look at extending the NABERS Energy rating scale to accommodate the next generation of sustainable buildings.

On Nov. 23, 2010, approximately five per cent of buildings are achieving five star ratings and some developments are already targeting beyond five stars. As a result, DECCW is seeking industry and stakeholder input into the evolution of the NABERS Energy tool.

Victorian NABERS Ratings Adjusted

Under pressure from industry associations, including the property council, the Victorian NABERS rating calculation methodology has been adjusted to be more in line with other states in Australia.

Previously Victorian property ratings resulted in lower star rating outcomes compared to the same property within another state of Australia. Due to the commencement of the Commercial Building Disclosure program on the 1st of November, this adjustment has been made and buildings have been receiving notification upon the increase in their rating.

Buildings with a lower rating would be achieving an increase by 1 star, whilst higher rating buildings have been achieving upgrades of 0.5 stars resulting in properties that achieved 4 stars receiving notification of an increase to 4.5 stars.

Additionally, there is news that indicates a move by NABERS Department to expand to a six star framework, to reward high performing energy efficient buildings.

Victoria has been disadvantaged because its dependence upon Brown Coal, which is an inefficient means to produce electricity, due to its high water content. Adjustments have been made to allow for energy type and variations in climate.

What Will This Mean?

Victorian properties that have achieved a NABERS rating within the past 12 months shall be notified of their rating increase.

It shall also result in a greater number of properties voluntarily listing the ratings achieved within website and other material. As previously owners and managers resisted listing NABERS rating results because of poor performance compared to counterparts in other states.
