If you are interested in selling your home, first you have to get potential buyers to notice your home
. You have to find a way to set your home apart from others for sale in your area. And as we all know, that can be a challenge in today's marketplace. There are so many homes on the market, so many For Sale signs in the yard that seem to say, "buy me!" Is that how it seems to you when you drive around considering the competition in your area? Since I've been buying and selling homes for so long I know that feeling, too, and I've learned how to find buyers in a crowded marketplace.
What sets your home apart from others when you're selling your home is you. Yes, I said YOU. You are unique and your ability to market your home is unique. No other seller has you, only you have you! What I'm saying here is that it's your personal creativity and perseverance that will make a real difference in finding a buyer. It's not which agent you hire from which real estate brokerage firm. Agents are professional and most of them are good at their jobs, but none of them are you (unless you are also an agent yourself.) Nobody knows your home the way you do, and nobody has the level of motivation you do. Am I right?
Well, how can you use who you are and what you know to find a buyer when you are selling your home? That is what you are wondering, and it's what I want to share by writing this article. So, let's go - let's discuss the two ways you set your home apart from others:
1. You write classified ads for online classifieds such as craigslist.com and ebayclassifieds
2. You hold your own open houses
Maybe those don't seem like very unique ideas to you, and the truth is, they are not unique ideas. What makes those two things unique is also what makes them successful, and that is YOU. Your enthusiastic description of special features of your home in your classified ads, and your hospitality during your open houses is what will attract the attention and the interest of your buyer.
It doesn't matter if you have listed your home with an agent or not, what you agent is obligated to do for you and what you can do for yourself are two entirely different skill sets. For your agent, selling your home is a job, for you it's an investment. There's a big difference. In case you're concerned about the legality of marketing your own home while it's listed, don't worry about that. You didn't sign away your right to find a buyer yourself, you simply agreed to pay your agent a commission no matter who finds the buyer. So, try my two suggestions when you are selling your home and see if they don't work for you now.
