Vail Unveiled - Nearby Vacation Home Neighborhoods
There are 4,500 permanent residents in this community located at the foot of Vail Mountain, but there are an additional 5,000 people who own vacation property.
Most certainly, people who own Vail vacation property do so to take advantage of the resort. For skiing and other winter activities alone, there are up to six months to enjoy the slopes, cross-country skiing, snowboarding, ice-skating and similar pursuits. But, Vail doesn't die when the snow melts -- the town becomes a hub for music and arts aficionados, people who are just as eager to explore culture as they are winter sports.
Vail Village
So what is the make-up of Vail vacation property? That answer may surprise you. Though village property does sell for an average of $1,500 per square foot, most of the in-town properties were built in the 1970s and 1980s following the town's incorporation in 1966. These properties are prized more for proximity to the slopes and shopping then they are for updates though as of this writing many vacation condos and homes are undergoing extensive renovating.
$1,500 is a jaw-dropping amount for most people and it is tops for the area. If you prefer a golfing community then homes in the Vail Golf Course neighborhood are currently retailing for $800 per square foot. Yes, these are still multi-million dollar properties, but the homes are newer, larger and offer plenty of privacy. And they're also close-in to the village.
Nearby Neighborhoods
Immediately west of Vail village is the prestigious Lionshead community. Homes there are convenient to the Eagle Bahn Gondola and thanks to massive reinvestment this secondary village is booming. Cascade Village due west of Lionshead offers similar gondola access, but at prices slightly lower, but with fewer residences.
More moderate prices can be found in Lionsbridge & Buffehr Creek, Potato Patch & Sandstone and in East Vail. The lowest prices, averaging $400 per square foot, are in Booth Falls, a quaint community offering plenty of sun exposure. The only trade off for the residences here is a higher exposure to the din of I-70 traffic. West Vail offers similar interstate exposure, but some locations in the neighborhood are quieter.
Eclectic Minturn
Finally, Minturn, which can be reached by heading west on I-70 and south on Highway 6, is one of the oldest communities in the area, dating back to the 1800s. Eclectic best describes this town which attracts Vail's service workers and artists alike. Just a 15 minute drive from Vail makes Minturn the ideal and affordable bedroom community for the popular ski resort.
