On the Pattaya property scene we see a lot of leading developers getting more and more aggressive in their market approach; advertising and marketing campaigns.

Not a surprise because the key-players, with several projects in hand, are having serious marketing-budgets to spend. Strong and dominant approaches build-up credibility and drives buyers to their sales-offices and project-sites.

Not just magazine ads or a well designed website; we see billboards, road signs, public transport advertising and road-shows organized on luxury shopping malls with a lot of traffic. Everywhere you go you are reminded of yet another project launch; a discounted sale promotion or whatever it takes to grab your attention... At the same speed, the leading developers are building up a sizeable client base as each of their (completed-) developments serve as a pigeonhole in terms of referral contacts... The snowball effect.


Competition is good and it keeps the market healthy and vibrant. The end-user benefits as prices are kept competitive and products improve all the time in terms of quality, originality and presentation. It is a buyers' market. However; from a buyers' viewpoint there are MORE benefits to explore!


In a transparent market place you would nearly start to believe that you don't need any guidance as things are made "so easy" for you... True. BUT, if you consult a professional real-estate agent, who is active and knows his market, you might be surprised at the benefits this agent has to offer you! First of all: The agent keeps a portfolio with a variety of properties rather than strictly products from one single developer. Your agent will be able to present other competitive and comparable products for you to choose from. It saves you time as you don't need to 'survey' by yourself: It will be served on a silver platter. This is not all. Developers will only show you their "own stock" in most cases.

You can't blame them, because if you still have an inventory; it doesn't make much sense to sell others' resale-units. Now, this is another avenue where your realtor comes into the picture. As a broker he has access to clients that want to sell their property and is able to list those properties amongst the stock-list of the developer direct. And that is very interesting! As you can imagine: You walk in the sales-office of a condo-project and the sales-chart is nearly full of the famous red-dots. Best units sell-out quickly in a strong market and so this lovely high floor corner unit is long gone. That's what you might think! But, when you are there with your broker he might have that particular unit listed as a resale! Very often even at a lower price!

A lower price?! Yes! Developers tend to launch their projects often with pre-launch promotion prices. Many seed-investors will reserve their units in the early stages, walking away with cheap inventory. These "cherry-picked" properties are often handed back to brokers as a 'resale'. During the course of a project (a high-rise could easily take 36 months to construct), the initial sales-price per square meter can easily fluctuate up to 40% increase. So, when you are in the good hands of a real-estate agent; you might be able to stumble upon few of those hidden jewels...

Almost needless to say there is the impact of the currency exchange on top of that. Here in Thailand we have recently seen a very strong British Pound Sterling (70 Baht to a Pound) that suffered a considerable lower exchange rate just over a period of 12 months. Now, If you were one of those British buyers who bought a property during the "glory days", you can easily afford to sell at 30% less at Thai Baht a few years later and still clear a profit. Doesn't that give you some food for thoughts? Conclusion: Use a good real-estate agent if you are looking for hidden jewels.
