Tips: Drain your water heater completely at least once a year. It is recommended that a water heater be completely drained twice a year, but once a year would suffice.
Step One: Shut off all power sources to your water heater unit to prevent dry firing and potential hazard or even death, including but not limited to, gas and or electricity and cold water inlet, which should be the water line on the right hand side above your water hater unit.
Step Two: Attach a garden hose to the drain valve located at the bottom of your water heater and run the other end to the nearest drain or to the outside of the dwelling. Open drain valve.
Step Three: Trip the T&P valve on the heater, this is usually located either on top or on the side of the water heater unit, to break the vaccum inside the heater and allow the unit to drain at a faster rate. After unit is completely drained and with the garden hose still attached to the unit and placed in a drain or outside to prevent damage from flooding, turn the cold water on for 15 seconds or so to wash out any extra lime/deposit build up still at the bottom of the unit. Turn cold water back off.
Step Four: Make sure the T&P valve as well as the drain valve are completely shut. Unscrew garden hose and turn cold water back on. Pull on the T&P handle intermitently to allow air to escape out of the tank, untill you can see water running out of the 3/4 copper drain screwed into to T&P valve. Turn gas back on and follow the instructions on the unit to turn unit back on.
Note: It is also recommended to have a professional check the pressure in your water system, which should not exceed 80 psi. Any excess of 80 psi should be reduced by having a professional add a pressure reducing valve at the main cold water supply line. It is also recommended to install an expansion tank to allow for water expansion and contraction when water heats up.
