What Does It Take To Excel At Property Management?

There are many ways to understand and define property management

. Basically, a property manager is somebody who takes care of and "runs" a property for the person or entity who owns it. This person can be in charge of repairs, legal accountability, and attending to tenants. Also, a manager can work for a person, a company, a company that is hired by a person, or even the government itself (especially in the case of public housing). The point is that the property manager is a link in a chain of variable length, which may have both branches and links of varying size.

Property Management and Law

There can be a strong legal component to managing property. For instance, it includes handling finances and contracts. In case there is trouble, the manager can be in charge of putting a law suit together, usually against tenants or insurers. This may sound rather daunting. However, be aware that management tasks can be split between different people of varying specialties or that a manager may work with an accountant, attorney, or other specialists.

In the United States, it is not easy to simply "become" a property manager. A company that handles the service also needs a real estate broker license, particularly if it is going to be taking rent from tenants. Different laws exist in different states. Of course, different degrees of formality exist, particularly if we are going to take a global view of managing property. In some cases, licenses are a plus and property management is handled by companies. In others, the manager is actually just somebody who is trusted and hired by the owner, and is rather like a caretaker.


Attending to Tenants

Property management is not just about taking care of objects, walls, grounds, and machinery. It is also about seeing to the needs of tenants, and making sure they keep to their agreements with the property owner. If the tenant has a complaint (perhaps about faulty plumbing, or even another tenant on the property), he or she is likely to talk to the property manager. In some ways, the manager "takes care" of the tenants.


On the other hand, the property manager may be seen as an annoying, threatening figure by tenants, since it is usually he/she who collects rent and handles disputes between the landlord and tenant. He or she may also be responsible for promulgating and enforcing new rules.

Staying Safe

Let's face it: not every property in the world is located in a safe area. Also, not all tenants will be courteous and compliant, particularly when it comes time to pay rent. You may even have to tell a particular tenant that he or she is about to be evicted-not an occasion to expect the best behavior out of a person. Of course, diplomacy is a required skill, but basic awareness of your surroundings and even self-defense might be a good idea, as well. Keep your cell phone within easy reach, or even have an uncapped or push-tip pen at the ready (it doubles as a writing utensil and weapon). Make sure you are positioned so that you can leave or flee easily if circumstances demand it.
