What Roofing Protects In Your Home

When homeowners look at their house from the street

, they may not pay much attention to the roofing. They may focus more on some more noticeable aspects such as the front yard, flowers and shrubbery, the paint color, the pathway leading up to the front doorway and the front door itself. The lovely multi-paned windows may grab their attention and the massive oak tree that changes its leaves seasonally may be visually pleasant to look at. But those shingles up top that can only partially be seen from the road actually play a crucial part in the integrity of the structure. In fact, without a solid, well-built roof that's kept in good repair, many other parts of the house will fall apart. Here are some areas that are protected by that humble housing structure comprised of shingles, tile, aluminum, cedar or asphalt:

-Wooden support beams: The lumber that's holding up the top of the house can decay if moisture leaks in. Boards can rot and collapse over time.

-Drywall: The wallboard and plaster on the ceilings and walls get discolored and soft if they get wet. Eventually, they will loosen to the point of caving in. More than one ceiling has fallen into the room because of a leaky roof.

-Health of inhabitants: Having a dry abode keeps inhabitants healthy. When moisture gets into the dwelling, mold and mildew can emerge. Not only will these substances break down building materials, they will also spread rapidly and cause illness in humans. Breathing difficulties, asthma, allergies and chronic lung problems can occur when these problematic substances are inhaled.


-Flooring: Carpeting that gets damp from storm leakage will never be the same. The fibers will become smelly and mildewed. Once that odor gets into rugs and carpets, they will never be the same. Even after cleaning, the odor will return eventually.

-Furnishing: Sofas, chairs, bedding and more can become ruined with water damage. When leaky overhead structures are neglected, it's only a matter of time before everything's ready to be hauled to the dump.


-Property value: Once a home has suffered damage from neglected roofing, it will cost quite a bit to repair and it will become labeled as a troubled property. Even after mold has been cleaned up, drywall and lumber replaced, carpeting ripped out and replaced, future buyers will still learn about the issues and may run the other way or demand a lower selling price. When selling real estate, a homeowner is legally obligated to disclose past problems, even if they've been repaired. Say the word "mold" and most buyers will be scared off.

-Insurance rating: If you want to keep your homeowners' insurance policy rates low, you better keep your house well maintained. If you file claims due to neglect, your rates will likely go through the roof that you failed to maintain.

While the importance of roofing may be overlooked, homeowners must realize that this structure is critical in protecting many things. Lumber, drywall, health, flooring, furnishings, property value and insurance rates all depend on a well built and maintained roof.
