With so many land owners across the country who are thinking about entering into

a contract with a cell phone company to put a tower up on their property, it can be confusing to know what all should go into these deals. When you enter into a contract with a company, you are allowing that wireless carrier to build a tower on your land in exchange for them paying rent to you for it. It can be fairly cheap for these companies to erect these towers, only costing about $70,000 for some installations, and this even includes the price of them purchasing the steel and concrete. If you are thinking about making a deal with a company, you should know that the average rent paid for these lease agreements is about $1,500 per month.

Even though you may be biting at the bit to get into one of these deals and make that extra money every month, there are a lot of things you need to know. There is a lot of fine print and small details that you need to make sure you are familiar with so that you are getting a fair deal out of it all. Many companies in the late 1990s were building towers everywhere they could think of, and although some of those towers are still in use, many of them are not.

There are many factors that will decide if a site will be suitable for a tower or not, and you should know that very few construction companies will build on the premise of a tower possibly being built. Usually the construction companies will only build if there is evidence of a signed lease agreement between the wireless carrier and the land owner, so if this situation ever comes up on the promise of building a tower, ask about the construction company that they are using. You should also know that a cell phone company needs to be able to have access to the piece of your property that they are leasing; however, you also need to put it in the agreement that it will be the only part of your property that they will have access to. Add into your agreement the fact that you want a fence around not only the perimeter of the tower, but you would like your entire property enclosed if possible.


Before any construction begins, there should be an analysis done of the entire area and of any existing structures, and the company should look into all zoning ordinances to determine how easily the job can be done. Since there is much for a land owner to do to make sure that they are not held liable for anything, it is recommended that you enlist the aid of a professional company who will work on the land owners side to make sure that they have all of their bases covered.
