Whether Or Not To Use A Real Estate Agent
Some people choose to sell their homes without enlisting the help of a real estate agent
. Others attempt to buy a home the same way. There are advantages and disadvantages to using an agent, and your final choice will depend on your circumstances.
In some cases, usually dependent on what state you live in, a real estate agent is a legal requirement. You would have to have a licensed realtor (or be one yourself) in order to buy or sell any property. They will have gone through classes and perhaps passes specific examinations in order to be licensed. So in those cases, you'll have to get an agent or face the legal repercussions.
But perhaps the easiest way to decide whether you need an agent (assuming you aren't legally required to have one) is to figure out what it is, exactly, that real estate agents do; because without one, you'll be doing everything yourself.
First of all, realtors are familiar with any local and state laws that could potentially affect the buying process. They know about licenses, offers, inspections, etc. They also help with (or handle completely) the listing and advertising of properties in various directories - many of which can only be accessed by other realtors.
While most people will only use one realtor, you are able to enlist the help of many. This brings several different insights and opinions into the process that would otherwise be unavailable if handling it yourself. Your realtor (or realtors) will not only be able to give you input on any properties you're interested in, but also surrounding properties, the neighborhood, properties nearby, etc. An experienced realtor who has been in the area for many years can provide priceless perspective.
A realtor will show your property to interested buyers and will manage any incoming offers and questions concerning the property. They will help you decide on what an appropriate asking price would be - taking into account the current market and property value. Your agent will also help you submit or receive an offer, negotiate, and take you through the process.
A good realtor will have a trusted network of home inspection companies, repairmen, mortgage brokers, banks, and others who are each vital to the buying process. They'll be able to direct you to companies and individuals that will help you in every step of the process.
Plenty of people successfully and profitably buy or sell their own properties, without the help of an agent; and if you want to learn more about the industry, go ahead and dive in. But if you don't want to deal with the legal issues, the marketing, the negotiating, and other aspects of the process, it's best to enlist the help of a realtor.
