Condensing boilers are efficient because they enter a condensing mode which is where they reuse the gases that normally escape through the flue. It effectively turns water vapour from the gas back into liquid water or condensate. It utilises the "latent heat" that is released from the burned fuel. This makes condensing boilers 12% more efficient than a non-condensing boiler. It basically recycles normally wasted gases.
