Author: Sparxoo“Many socially responsible investors are under the impression that there needs to be a tradeoff between social impact and financial returns. We believe it’s possible to have both and tradeoff is not always necessary,” said Josh Cohen, managing partner at the VC firm City Light Capital. Indeed, companies that do good are gaining momentum through consumer preference, word-of-mouth, and positive press. In a recent interview...more
After such a tumultuous year for investors it can be helpful to come back to some basic principles. Here are five do"s along with five don"ts that we believe are good advice at any time, but especially in the aftermath of the global financial crisis. Let"s start with the Do"s. 1. Be cautious. Having a conservative bias makes mathematical sense. If you lose 50 percent of your capital you need to earn 100% to get back to square one. This most basic mathematical fact is justification enough for a cautious bias when investing. It is better to miss out on some upside in order to protect your capital against downside. 2. Have realistic return expectations. Over the long haul fixed income investments like deposits and bonds will return between 4% and 7%, while property and shares have averaged returns of 7% to 10% a year. A balanced portfolio, depending on the mix of assets, might therefore be expected to deliver a return of 6% to 8% a year. After tax and inflation are deducted this return may translate into a real net return of 2% to 3% a year. Not only do returns tend to be lower than people expect, they also often end up being more volatile. Expect returns to be up and down, sometimes...more

Using bank deposits as your performance yardstick in this way arguably misses the whole point of investing. The bank is not the enemy, uncertainty is.People who invest their capital in a wide range of assets...more

Author: Peter VA subject-to transaction is a real estate deal in which the buyer purchases the property subject to the existing mortgage. This means that they assume the current payments at the current interest rates and their payments, present and future, are subject to the terms of the loan. This is an extremely useful and valuable tool to have in your real estate investing arsenal, particularly in the current market when traditional lender-financing is hard to come by. However, if you are going to use subject-to transactions to invest long-term in properties, then there are some things that you can do to make that transaction best suited to you. One of the things to look out for in subject-to deals is the terms of the mortgage. If you planned to only own a property for a few months or even a year, for example, then a second mortgage with an ARM, a short term on a fixed rate or a balloon payment might not be that big a deal. However, if you are in it for the long haul, then those lousy terms become your problem, and you should steer clear of mortgages that do not have fixed, low rates – even if you think you can refinance, because unless you have the new financing in place...more
