1.Comparable Listings

You need to know what your competition is selling for. Compare same size and style to yours and see who you're going to be competing with.

You need to know where in that list you want to be. Do you want to be higher or lower than the same house next door

2.Pull Comparable Sales

You need to know what houses in your neighbourhood are SELLING for.

Pay close attention to neighbourhood dividing lines. A major street or highway between neighbourhoods can certainly change the selling price of a home.

Compare similar square footage within 10% up and down.

Similar Aged.

3.Withdrawn and Expired Listings

Pull history for Expired Listings. Check why they didnt sell.

Were the prices dropped?

Adjust prices for lot size and features. Imagine if they didnt sell at a certain price how can you?

4.Pending Sales

Check and see how many houses are pending.

Check days on the market. How long did it take to sell and why?

Examine History to determine if price reductions were used.

5.Don't Over Price Your Home

Pricing your home over market value doesnt help you get the most money.

Over-Priced homes take longer to sell. It is a FACT!

You get fewer showings for Over-Priced listings.

Over-Priced homes end up selling for less if they sell at all.
