With Bemidji home and Real Estate prices plummeting and a tax credit up for grabs, you may be in the market to buy a home.

But before you sign the dotted line, be sure to do your homework. If not, you could get ripped off.

Patrick Kenith got duped when he bought his home.

"We did a walk through and we checked to make sure all the water worked and everything, but we didn't check to make sure that the water was hot. And then after we moved in, we discovered the hot water heater was kaput. Didn't work, said Kenith.

It ended up costing Kenith $850 to replace the water heater he had assumed was working.

This is just one case of a buy gone bad. The truth is, it's ultimately up to you to check everything before moving in or buying from any Bemidji Realtors when you purchase your home.

"You can't check too much. Don't get in a rush. Don't get in such a rush, even though you're anticipating having your first new home and all that sort of thing, take your time, check everything, said Kenith.

When taking a tour of your potential Bemidji Realtors and homes, walk through the entire structure and investigate everything you can and ask questions.

Start in the kitchen. Check for leaks under the dishwasher, sink, and stove.

Then inspect the air filter. Look for a buildup of dirt and dust.

In the attic, watch out for mice droppings, and also check the roof decking for possible wear and tear.

And while all that personal prodding can certainly help, you should still hire a professional inspector in the Bemidji area.

It's crucial. It is one of the most important things in my opinion for a Bemidji home buyer when working with Bemidji Realtors. A lot of times, the Bemidji real estate or home that a buyer's purchasing is their largest investment. You don't want to go into that investment with no homework done and so having an inspector go through that's qualified is crucial to protect your investment.

Bottom line... do your own research; hire professional Bemidji Realtors and get a Bemidji home inspector; and never assume the house or real estate you're buying is completely functional as is. By being smart before you buy, you'll end up saving yourself time and money in the long run.
