Thinking of selling your home? Here are some things to consider when you consider making this move as it is a major change to your lives especially if you have been living there for some time:

- Are you selling at a loss or gain? Are you selling the home at a lost or a gain? People normally sell their homes at a gain but you may be in a financial crisis and would want to downsize your lifestyle so it is important that if you sell your home at a lost, you need to contain this lost. Figure out how much money are you going to lose and see if it is acceptable. If you can refinance your home, then consider that option. At what amount did you buy your home and did you buy it at a floating interest rate? You would need to do some pencil pushing and add up the numbers to see how much money you are going to make or lose by selling your home.

- Is your home ready to be occupied right away? How is the present status of your home? Is the home relatively free from rodents or house mice? The presence of house mice may devalue your home at a great rate. You need to make sure that house mice are not present by cleaning the areas that seem to fester house mice.

- Can you slightly renovate or refurbish your home? Homes more than ten years old need some kind of refurbishment or renovation. At the very least, you need to repaint the exteriors of the home. Look at some things that you need to fix like leaks in the bathrooms, cracks in the walls, and other important things that may be important to the buyer. Think that you are the buyer and would want to get your money's worth for the home you are buying.

- Talk to your family. Your kids may not understand why you are selling the home for they feel that they have roots here. And in actually, they do. Explain to them the reasons why you need to sell the house. Be honest with them to the point that they understand the situation and remind them that memories can be made in a new home and that the important thing that they remember is that the home is where the heart is. If you really need to sell the house, then do so but make your family understand that it is for the better of the whole family.
