Many people work all their lives and are never able to put together enough money for a down payment on their own home. This applies especially to young couples starting their lives together. They want a family and they want to progress, this is difficult if you have to pay rent every month. This money coming from federal and state grants is free; you will not have to give it back.

Other people have struggled for years saving and scrapping up pennies to put that down payment on a house just to see it lose its value with market changes and economic depressions and the like. This is why these programs exist and why you should take advantage of them. You will have to make monthly payments and keep the house in shape but the grant you receive will be a large chunk of the value of the house you are buying.

There are three vital conditions you must have to get a grant from the state of Florida. There is no way around or through them. If you do not comply with all three of them you might as well save your time and breathe because you will not get a grant from the state. You cannot lie either because they make a thorough investigation on the information you give them and you might end in prison.

The first one is with regards to your income. Your income must be within the average of the area or zone where you want to buy the house. They have set standards for each city and county, if you make a certain amount of money than you can buy a house in a certain area of the city or county. This is not discrimination; these are the houses you can afford with your income.

You must also find a bank or lending institution that will finance the rest of the house for you. The loan has to be low interest and have a long payment time. With this they are trying to make sure that you are capable of paying for the house you are buying and that you will not be facing for foreclosure in six months time. It is up to you to find a lender for the rest of the house.

The third and last important factor is that you may not have owned a house in the previous three years. This includes your wife or husband too. It would be better if you had never owned a house but when you have owned one; they will want to know why you don't have it anymore. They will want to know if you sold it or lost it to a bank or financial institution. If you meet all three factors you will probably get a grant within a short time.
