Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.
The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.
There are approximately 4,000 homes in Mesa Verde, the majority of which are owner-occupied. The homes in Mesa Verde were built between 1957 and 1975. The two newest areas built inside Mesa Verde: Longwood Court in 1980 and the Mesa Verde Collections in 2001, offer unique urban living with their own separate pool and community areas. Mesa Verde appeals to such a large number of people that the homes range from fixers starting at around $500,000, while higher end custom-built homes that line the golf course borders range in the millions.
Mesa Verde residents tend to fit into two categories: families with children, many of whom are returning to the neighborhoods where they grew up; and more established residents who have lived in their homes for many years. The community is relatively close knit, with many of the development's original single-family ranch style homes, refurbished but still keeping their unique appeal.
Mesa Verde is separated from surrounding communities by natural borders on three sides. The San Diego Freeway to the north, the Santa Ana River to the west, Fairview Regional Park and Costa Mesa Golf Course to the south, and Harbor Boulevard to the east. Fairview Regional Park is a federally-protected natural wetlands with rumors of also being an Anasazi burial ground. Because of its protected status, the region immediately to the south of Mesa Verde cannot be developed. Since the entire area is bordered off from the rest of the city, the sense of community runs rapid through the neighborhoods in Mesa Verde.

Residents have also been found to follow the bike trail that runs along the Santa Ana River and leads directly to the beach. Many of the Mesa Verde residents spend their time at the world class private golf club that resides entirely inside of Mesa Verde.
