1) Niche-targeted website
The guru was at least correct on this one. A very generic website stretches itself too much to compete with keywords. If the website does get traffic chances are it won't convert because the offering would likely not match the visitor.
So keep your website and its content about a specific niche and keep consistent to that niche.
2) Monetize
The guru got this right too. It's impossible to make money from a website if your website doesn't have a functional monetization structure set-up.
You can go with AdSense and selling ads space. However, you can also apply to the different affiliate programs out there to sell other people's products. The returns are bigger. ClickBank is one of the biggest digital marketplace that you can register as an affiliate for.
3) Drive traffic
