HVAC. Some home buyers previously rented and in old apartments, problematic heaters and air conditioning units are a clich. It's almost certain that the apartment previously rented by the home buyers suffered from some sort of HVAC (heating, ventilation, and air conditioning) problem. Naturally, buyers will be very keen when inspecting this feature of the rehab house. So, what you need to do is to hire an HVAC professional. Have him inspect everything, including duct vents. This is to make sure that everything will go fine when the buyer requests a check of the HVAC system.
Roof. Old apartments and rented homes are also notorious for leaking roofs. Let your prospect buyers see any sign of leak on the rehab homes and that's it; deal gone. A leak will remind them of their endless days of asking their landlord to have the problem addressed. Have the roof inspected and patched if necessary to make sure that you'll encounter no problem even when your buyers visit the property during a heavy downpour.
